Emeco House occupies a former 1940s sewing factory in Venice, Los Angeles. David Saik Studio retained much of the construction and turned it into a hybrid place for work, exhibitions, events and visiting designers.

The energy strategy begins by reducing demand through large openings, a lightwell, skylights and cross ventilation. Solar power is intended to cover the remaining operation.

The net-zero target will need to be tested against real consumption, event schedules and maintenance. Passive architecture does not eliminate equipment; it reduces how hard and how long it needs to work.

The question

Do solar panels make a renovation net zero?

Only if annual demand is reduced and generation balances measured consumption. Emeco House combines both layers; operating data will determine whether the goal is reached.
